A large double-wide, double-deep carport provides ample space with power for charging boat batteries. Pet owners will appreciate the spacious fenced yard for their furry friends.
Inviting Interiors: The open-concept living area features a great room with a 65” flatscreen TV and picturesque lake views. The fully equipped kitchen is a chef's dream, boasting stainless steel appliances, quartz countertops, a massive island, two full-size ovens, and a Keurig coffee maker which can brew a full pot or a single k-cup serving.
Comfortable Accommodations: Sleep soundly in 5 well-appointed bedrooms (1 King, 4 Queens) and the 4 built-in Twin XL Bunk Beds, each with dimmable lighting and outlets for charging phones and laptops. A full-size futon and a rollaway bed provide extra sleeping options. The property includes 3 full bathrooms (2 downstairs, 1 upstairs) and a large capacity washer/dryer with complimentary detergent.
Entertainment & More: The 2nd-floor loft is an entertainment hub with a pool table, a foosball table, a small table perfect for board games, and a full-size futon. We are located on the Texas/Louisiana Border above the Sabine River. While the property doesn't have direct water access, it's ideally located within 1 mile of three convenient boat ramps: Newell's, Captains Fishing Place, and Holly Park Marina. Holly Park Marina also offers free shore fishing, swimming, and a grill serving breakfast and lunch. Anglers will love that the property is directly on "The Chicken Coop," a renowned crappie fishing area. The rural, waterfront setting offers endless opportunities for fishing, swimming, hiking, antiquing, and bird watching, with the Sabine National Forest and Toledo Bend Reservoir right at your doorstep.

- Is the entire barndominium available for guests?
Yes, the entire 3,800 sq. ft. barndominium and the double carport is available for our guests. The 2-story garage remains locked at all times.
- How do I access the barndominium?
There is a lockbox next to the front door with a door key inside. You will receive the lockbox code a few days prior to your reservation.
- What are your check-in and check-out times?
Check-in time is 4:00 pm and check-out time is 12:00 noon.
- What amenities do you have for babies?
We know all too well that traveling with little ones can be challenging. Our barndominium has a full-size crib (bring your own crib sheet), a high chair, and a baby swing on the back patio.
- Are pets allowed?
Pets are an important part of our lives! We allow 2 dogs to stay with you. The pet fee for up to 2 dogs is $75. If you have any special requests regarding pets, please reach out to us. Dogs are not allowed upstairs or on any of the beds.
- Do you provide any starter items for your guests?
Yes., Each bathroom will have at least 2 full rolls of toilet paper; hotel size shampoo, body wash, and body lotion; dish soap; dishwasher liquid; laundry detergent; regular and decaf coffee; and a variety of seasonings. We also provide doggy poop bags for picking up after your pets.
- What do you recommend bringing with us?
It is advisable to bring ice, 33-gallon trash bags, paper plates, paper cups, zip lock bags, storage containers for leftovers, condiments, artificial sweeteners, firewood, camp chairs (we have 9 Adirondack chairs around the fire pit), insect repellent, sunscreen, your favorite shampoo/conditioner,
- Do you provide a way to charge a boat battery?
Yes, there is an electrical cord under the car port.
- Is there a boat ramp nearby?
Yes, if you are coming to enjoy fishing or other water activities, we are conveniently located very close to 3 boat ramps (~ 1 mile away).
- Can you fish from the shore on your property?
We are on a bluff above the lake which offers panoramic views of Toledo Bend Reservoir. You cannot access the water from our property. However, shore fishing is available at Holly Park Marina, 1 mile from our property.

Occupancy:
Exceeding the maximum of 16 on the property at any time (without owner consent) will result in additional charges or cancellation of reservation.
Pets:
Pets allowed: dogs less than 50 lbs. per pet (limit 2 pets total). Please contact me with questions. $75 Pet fee will apply
Children:
Children allowed: ages 0-17 with appropriate supervision.
Events:
No events allowed without owner approval in advance of booking. Event fee will apply.
Holidays:
3 night minimum on holidays.
Smoking:
Smoking is not permitted in the house. Smoking is allowed outside. Please dispose of butts properly.
Trash:
All trash must be bagged and brought to the dumpster located near the driveway before checking out.
Off Road Vehicles:
Golf Carts, ATVs, and UTVs are not allowed on the property.
